Conveyancing Transactions


The service level of conveyancing you have selected in all cases will be processed in the time specified by the level of service you have indicated. However, the level of service is not guaranteed as occasionally delays can occur which we have no control over. You may incur a telegraphic transfer fee from your lender of around £ 26 + vat. Legal fees quoted exclude vat.

Only if required Environmental Search £40 and Chancel Search £15

We get paid a introduction fee from the conveyancer of up to 20% of the legal costs.

If there is a Mortgage on the Purchase add £85.00 - £115.00 (exclusive of VAT)

In the event that you are obtaining a mortgage in order to assist with the purchase of your property your Conveyancer will be required to act on behalf of your Mortgage Lender in this respect.

The Mortgage Lender Fee is an administrative fee for dealing with all aspects of your mortgage including preparing and obtaining your signature to the mortgage deed and registering your new mortgage at the Land Registry.

Stamp Duty Land Tax forms are £ 50 if filled out by a solicitor, you may want to do this yourself for free, However we do not accept any responsibilities should you make a mistake on what can be a complicated form.

For Leasehold Transactions: Add £150.00 (including VAT)

Leasehold transactions are invariably more complicated due to the fact that it is necessary for your Conveyancer to liaise with the Landlord and/or Managing Agents.

An additional charge will therefore be made in relation to leasehold transactions to cover this additional work.

Please note that your Landlord/Managing Agent may also make an administrative charge for providing information in relation to the property which will be levied in addition to the supplemental leasehold fees.
